How to Handle a Plumbing Emergency in Salt Lake City (And When to Call a Pro)
A plumbing emergency can strike at any time — a burst pipe in the middle of the night, a backed-up sewer on a holiday weekend, or a water heater that suddenly stops working in the dead of a Utah winter. Knowing what to do in those first critical minutes can mean the difference between a minor repair and thousands of dollars in water damage.
At Terry's Plumbing, we've been responding to plumbing emergencies across Salt Lake City, Salt Lake County, Park City, and the Wasatch Front since 1989. Here's what you need to know.
What Counts as a Plumbing Emergency?
Not every plumbing problem requires an emergency call, but some issues simply can't wait. Call a professional plumber in Salt Lake City immediately if you experience any of the following:
- A burst or severely leaking pipe
- Sewage backup into your home
- No water at all (especially in winter when pipes may be frozen)
- A flooded basement or bathroom
- A gas line smell combined with water issues
- A water heater that is leaking or making loud popping sounds
Step 1: Shut Off the Water
The very first thing to do in any water emergency is locate your main shut-off valve and turn it off. In most Salt Lake City homes, the main shut-off valve is located near the water meter — often in the basement, crawl space, or along an exterior wall. Turn it clockwise (righty-tighty) to stop the flow of water completely.
If only one fixture is affected, like a toilet or sink, you can use the individual shut-off valve located beneath or behind that fixture.
Step 2: Turn Off the Water Heater
If you've shut off the main water supply, turn off your water heater too. Running a water heater without water flow can damage the heating elements or cause the tank to overheat. If you have a gas water heater, set the thermostat to "pilot" mode. For electric models, switch off the circuit breaker.
Step 3: Drain the Pipes
Open all cold water faucets throughout your home to drain any remaining water from the pipes. This reduces pressure and minimizes further flooding while you wait for your plumber.
Step 4: Assess and Document the Damage
Take photos or video of the affected area. This documentation is valuable for insurance claims. Identify the source of the leak if possible, but do not attempt to open walls or floors to find hidden pipes unless you're experienced — this can cause additional damage.
Step 5: Call Terry's Plumbing
Once the immediate situation is under control, call us at 801-856-9875. Our licensed, insured plumbers serve Salt Lake City and surrounding areas Monday through Friday. We'll assess the situation quickly and give you a fair, transparent quote before any work begins.
Common Plumbing Emergencies in Salt Lake City Homes
Utah's climate creates specific plumbing challenges. Here are the most common emergency calls we receive:
Frozen Pipes: Salt Lake City winters can be brutal. When temperatures drop below freezing, pipes in exterior walls, crawl spaces, or unheated garages are at risk. If you turn on a faucet and nothing comes out, you may have a frozen pipe. Never use an open flame to thaw pipes — use a hair dryer or call us.
Slab Leaks: Many older homes in the Salt Lake Valley were built on slabs, and leaks beneath the concrete foundation are common. Signs include warm spots on the floor, a constantly running water meter, or unexplained increases in your water bill.
Sewer Line Backups: Tree roots are a leading cause of sewer backups in the Salt Lake City area. If multiple drains in your home are backing up at once, you likely have a main sewer line issue.
Water Heater Failures: Most tank water heaters last 8–12 years. If yours is old and suddenly stops producing hot water, leaks from the bottom, or makes unusual noises, it may be time for repair or replacement.
Preventing Plumbing Emergencies
The best emergency is the one that never happens. Terry's Plumbing recommends:
- Annual plumbing inspections for homes over 10 years old
- Insulating exposed pipes before winter each year
- Installing a water leak detector near your water heater and main supply line
- Never pouring grease down kitchen drains
- Knowing where your main shut-off valve is located before an emergency happens
